OCCUPATION

This is the most often question asked, from this the landlord can estimate if a tenant can be able to pay there monthly rent on time or not.

FAMILY STATUS - AGES

This is more common in apartment blocks were some landlords do not accept children or young couples that might be noisy.

PETS

Not all landlords/owners are pet friendly this is mostly to bad experiences they had in the past.

Some of the landlord accepts pets in there houses bur they may ask for pet guaranties.

AGENTS FEE

The standard agent fee for Cyprus is the first deposit


DEPOSIT

This is a sum charged by the lettings agent to ‘reserve’ the property and take it off the market. The standard amount is a months rent.

A deposit is not really a fee. this is returned to the tenant at the end of their contract when they deliver the property as they found it except normal tear and wear. You'll only lose the money if you don't proceed to signing the agreement after the property has been taken off the market.


DEPOSIT DEDUCTIONS

If the owner finds any damage to the property or any items missing from the inventory, they could deduct the cost from your deposit.

TENANCY RENEWAL

This is the time to renew your contract at the end of the tenancy agreement should you choose to stay on at the property. This is also the time at which the landlord is at liberty to put the rent up.

EARLY TERMINATION FEE

If you want to leave before the tenancy agreement ends and your landlord doesn’t agree it, not only will you be liable for the outstanding rent, you could be hit with early termination fees too which can be the remaining of your contract.

HANDING KEYS & PHOTOS

It is always advised when getting the keys on the first day to take as many photos as possible of the property and email them the same day to the landlord as proof of the condition you found the house.
